For banks & NBFCs

A decision-ready property risk grade on every loan file.

One case covers the title chain, encumbrance review, pan-India litigation and criminal-record checks, live land records and ULPIN — returned as an advocate-signed opinion and an AAA-C grade your credit system can read.

Intake that fits your process

Push cases from the loan origination system over REST, or simply forward the banker’s email with applicant, branch, loan account and property details. No middleware to install.

Decision-ready output

An AAA-C risk grade with reason codes, plus the full title opinion, chain of title, encumbrance review and pending requirements in one lender-ready document.

Advocate sign-off and audit trail

Every chain-of-title event is confirmed by an advocate. Allocation, analyst queries, field-search exceptions and delivery stay on record for audit and TAT review.

Callbacks into your stack

Webhooks fire on case milestones with the risk grade and ULPIN attached, so the credit file updates itself while the team keeps working in email.

What the AAA-C grade means

The grade is a composite of the title chain, litigation exposure and land-record verification. It travels with the case over API and webhook, so branches and credit teams read the same signal.

AAA / AA

Low risk

Clean chain, no material litigation, records verified. Proceed on standard terms.

A / BBB

Watch

Minor gaps or documentation pending. Sanction with conditions and a re-check.

BB / B

Medium risk

Chain break, unresolved encumbrance or live litigation touching the asset or owner.

C

High risk

Material adverse findings. Escalate to legal before the credit decision.

Questions lenders ask

Do we have to change our loan origination system?
No. You can push cases over our REST API, or simply forward the banker's email with the property documents. Both routes create the same case and return the same report.
Is the report advocate-signed or machine-generated?
Both. Our engine drafts the title opinion and computes the risk grade; an advocate reviews and confirms the chain of title before the report is delivered on letterhead.
Which searches are included in one case?
Chain of title and document review, encumbrance review, pan-India litigation and criminal-record checks through eCourts, and live land-record verification in the states we support.
How do we receive the outcome?
Word and PDF on letterhead for the credit file, plus a machine-readable payload with the AAA-C risk grade and reason codes over API or webhook callback.
