Karnataka land-record search: RTC, mutation and SRO checks
Choose the record route based on the property and the question you need answered. Do not treat one portal response as a substitute for the complete title review.
RTC/Pahani and revenue records
RTC/Pahani workflows are useful for agricultural and revenue-record context. Capture the district, taluk, hobli, village and survey details exactly as returned, along with the result date and source.
Mutation status
Mutation records can help compare the revenue record with the registered instrument, but they do not independently establish every aspect of registered title. Record whether the mutation is completed, pending, disputed or unavailable.
SRO and certified-copy work
For registered transactions, EC searches, certified copies or documents needed by a lender, the relevant Sub-Registrar workflow may require a separate portal, payment, captcha/OTP or an in-person request. Preserve the receipt, reference number and retrieved document.
What to do when the online search fails
A no-match can result from an identifier mismatch, coverage limitation, portal outage or a record that must be obtained manually. Compare the input with the deed, try the applicable identifier variations, then use a manual government-office search when the case requires evidence that the online route cannot provide.
Evidence to attach to the legal report
- Search inputs and selected location hierarchy.
- Source URL or portal name and retrieval timestamp.
- Official result, screenshot or certified copy where available.
- Receipt, payment reference and field associate notes for manual work.
- Clear distinction between machine result, portal result and human legal interpretation.
